Tree Hill is located on the bank of the James River in eastern Henrico County. This project is a dynamic mixed-use development that balances residential, commercial and public amenities while fostering economic growth. We will develop this in a way to honor the area’s history and ensure that it’s done in an environmentally conscious way.
From young professionals to senior couples, this development will feature a mix of housing options catering to the various desires of families and individuals in eastern Henrico. Tree Hill will feature up to 2,770 units, both for sale and for lease, across several residential options, including townhomes, condos, apartments and detached houses.
Tree Hill will be a vibrant and diverse development that complements the eastern Henrico landscape. The project will introduce new and exciting retail shops, entertainment, restaurants and commercial office space for residents of Tree Hill and the wider eastern Henrico community to enjoy. Featuring up to 1.1 million square feet of commercial space, Tree Hill will serve as a major employment hub for eastern Henrico and beyond.
Tree Hill will provide individuals and families in eastern Henrico with opportunities to live, work, gather and enjoy everything the community has to offer. The development will feature beautiful green spaces, well designed walking trails, recreational areas and community gathering spots to enhance public engagement and well-being.
The development will serve as a major catalyst of economic growth for eastern Henrico. In addition to creating jobs and attracting businesses, the development will increase property values and generate tens of millions in state and local tax revenue across the ten-year buildout period.
This area is rich with history, and it’s important to preserve that story. We have done – and continue to do – significant historical research, both academic and on site, to learn as much as we can about the site. This will help shape how we ensure that the development respects and preserves any significant historical elements of the site. We know that some of Virginia’s Indian tribes have had a long history with Tree Hill and that Chief Powhatan was likely very familiar with this area along the James River. We are excited to find ways to honor the site and help commemorate its importance to the tribes.
The James River is a staple of Richmond and eastern Henrico and we recognize our privilege to be able to develop a community that highlights the beauty of the river, not minimizes it. With this in mind, our project is designed to minimize visual and environmental disruption while enhancing public access to river views. This will be achieved through thoughtfully planned green spaces, sightline preservation measures and sustainable development practices in order to minimize the effects to the river and environment.
Tree Hill will invite residents across eastern Henrico to enjoy all the James River has to offer. While we won’t have boat access, our carefully designed walking trails and green space will allow community members to access and enjoy the river.
Over the 10-year construction period, Tree Hill is projected to create approximately 5,000 jobs. Once fully built and occupied, the community is expected to support thousands of jobs annually, contributing significantly to employment opportunities across eastern Henrico County.
Even after accounting for the costs of providing county services to Tree Hill residents, the project is estimated to have millions in positive net fiscal impacts annually by 2037. This revenue surplus can help support public infrastructure, schools, safety services, and other community needs.
Between 2014 and 2024, Henrico experienced 8.8% population growth, outpacing Virginia’s overall growth rate. The additional 2,770 residential units proposed at Tree Hill would represent only a 2.0% increase in households, well within the county’s historical growth patterns.
Tree Hill’s commercial and office spaces will directly support three of Henrico’s top industry sectors: Professional & Business Services, Trade, Transportation & Utilities, and Leisure & Hospitality. By aligning with these growing industries, Tree Hill will help sustain economic momentum and expand career options for local residents.
Within a 5–10-minute drivetime of Tree Hill, there is currently excess demand for restaurants and retail totaling nearly $70 million. Even as competition increases within a 20-minute drivetime, targeted uses like specialty food and wine stores continue to show strong excess demand, supporting long-term viability for these businesses in Tree Hill.
